Advice for landlords and investors

We provide commercially astute legal advice to landlords and investors, both in the UK and internationally.  Our commercial property team will draft highly-effective commercial leases which protect your investment and yield.

Under the Landlord and Tenant Act 1954, most businesses are granted the right to renew a commercial lease when it comes to an end.  This is known as security of tenure.   However, there are some exceptions including:

  • farm tenancies
  • tenants with long leases extended under the Leasehold Reform Act 1967 and, in certain cases, their sub-tenants
  • tenants who have sub-let the premises and no longer occupy them in person

We can advise you as to whether the Landlord and Tenant Act provides your tenant with security of tenure and the circumstances by which you may be able to regain possession.

Advice for tenants

For business owners, we provide expert advice on negotiating terms in business leases that protect their interests.  For example, you may be presented with a 'full insurance and repair' lease.  Our commercial property team will guide you through the risks of accepting such terms and negotiate a more favourable deal.

We can also advise both landlords and tenants on rent reviews, lease renewals, alterations and repairs and break clauses.
